Bed linen and towels are not provided in accordance with the new Belgian legislation in force since July 1, 2022 (VAT regime on services).

The cleaning at the end of the stay is included in the price of the night.

* Children are admitted, subject to parental supervision given the configuration of the openwork railing of the outside terrace, the access staircase to the front door and the fact that the extended property is not completely fenced off (For more information: see our House Rules below).

In principle, pets are not allowed, unless otherwise agreed between the owner and the tenant before the confirmed reservation. The owner has the right to claim an additional 25€ per stay, per animal admitted.

 

The RENTAL AMOUNT is set at ............................................................................................................................... €, and was paid directly at the time of booking, using the secure online payment methods offered on the Clos des Chevreuils website (or commercial booking platform). This amount also includes the CHARGES of water, electricity and heating.

 

The RENTAL GUARANTEE, amounting to 200 € (for the chalet) and 250 € (for the architect's house) is deposited in cash on arrival (or via a Payconiq payment or other banking application), at the time of handing over the keys (unless other arrangements have been made by mutual agreement between the owner and the tenant) and will be returned on the day of departure, once the inventory of fixtures has been carried out with the handing over of the keys or within 7 working working days following the departure, if the inventory of fixtures could not be carried out before the departure, if there is no damage to the accommodation and the surroundings. The owner reserves the right to refuse access to the vacation home if the guarantee is not paid.

 

The tenant comes with his own bed linen and towels. In accordance with the new legislation in force for private individuals in private asset management (without VAT liability), bed linen and bath towels are no longer offered.

At the end of the stay, the tenant must return the accommodation in the state in which he found it (tidying up and pre-cleaning including the dishes). A complete cleaning at the end of the stay is provided by us and is included in the price per night.

The tenant undertakes to ensure peace of mind and respect for the neighbours.

The tenant accepts and agrees to respect the general conditions and the internal rules and regulations which are an integral part of this contract..

GENERAL TERMS AND CONDITIONS

Article 1: TOURIST RENTAL CONTRACT

 The contract is a tourist rental contract. The short duration of the contract is an essential condition without which the contract would not have been concluded. The lessee may not establish his principal residence in the rented building.

Article 2 : INSURANCE

  • Fire Insurance

The tenant is covered by personal fire insurance and the owner also has fire insurance covering the rented property.

  • Operational liability insurance

The owner of the rented property (the lessor) has a liability insurance policy for the craftsman's business linked to the holiday rental of the property.

  • Family liability insurance (private life)

The tenant is covered by a family liability insurance (private life) by himself.

  • The owner of the rented property (lessor) declines all responsibility for damage, loss or theft of personal property brought by the lessee or accompanying persons, inherent to their personal use.

Article 3: CANCELLATION BY THE LESSEE

It must be communicated in writing.

STANDARD CONDITIONS - The following provisions apply in the event of cancellation by the tenant.

  • from the date of booking to 30 days before the start date of the stay (arrival date): 100% of the rental amount will be refunded, within 15 working days of the written notification of cancellation.
  • from 29 days to the beginning of the stay (arrival date): no refund will be made by the owner but with the possibility of postponing the stay to another date.

Article 4

Any shortened stay due to the tenant's fault, does not give the right to a refund.

Article 5: INVENTORY

It is agreed that an inventory of the rented premises, furniture, equipment and utensils, will take place when the tenant takes possession of the premises and when he leaves. Any loss or damage as well as the non-respect of the cleanliness of the premises will give right to compensation.

Article 6: CLAIMS

Any complaint must be sent to the landlord by registered letter within 8 days after the end of the stay.

Supporting documents must be attached.

 

Rules of Procedure

After a long journey, it is comfortable to be welcomed in a place where everything is planned. No meters to read or harrowing explanations to endure, we make your life easier! Our philosophy is based on mutual respect for the premises and the equipment placed at your disposal. To this end, we invite you to read our internal rules and regulations before your arrival.

Arrival and departure

Arrivals are from 5:30 pm. In order to be able to welcome you as well as possible, we ask you to inform us of your approximate time of arrival by SMS on +32(0) 495 567 417. We live close (50 meters) to both accommodations. The meeting point will be at our home, 4 Boucle des Chevreuils at 6500 BARBENCON-Belgium (except any other arrangements made together) and we will accompany you to the accommodation chosen for your stay.

During your welcome, the main features of the accommodation will be explained to you and a welcome brochure will also be made available to you summarising the information necessary to ensure you have a pleasant stay.

For the departure, we ask you to inform us half an hour before your departure for the inventory of fixtures and the handing over of the keys (except any other arrangement taken together). Accommodation must be vacated by 12 noon on the day of departure.

Infants admitted under conditions of active parental supervision

For safety reasons mentioned below, the accommodation is not fully suitable for young children without active parental supervision. Nevertheless, you can always contact us about this.

  • The extended ownership of the dwellings is not completely fenced off. The rear part of the terrain is steeply sloping and rugged. And the front part of the lot overlooks the road serving the Boucle des Chevreuils; even though the residential area is very quiet, vehicles are circulating there.
  • The access to the main entrance door of the cottage includes a few open steps.
  • The terraces overlooking the gardens of the chalet and the architect's house have railings but are not suitable for small children .

Pets

Even though we love pets, our accommodations are not allowed for them. Nevertheless, you can always contact us about this. We grant exceptions on a case-by-case basis upon request. We leave ourselves the right to claim an additional amount of 25€ per stay, per admitted animal, to be paid on the spot, in cash.

 Non-smoking

For reasons of safety and well-being of everyone, the accommodation is "non-smoking". No cigarette butts on the ground or on the terraces, an ashtray is provided for this purpose on each terrace.

 Bedding

The mattresses and pillows are covered with protection and duvets and extra blankets are provided.

However, a furnished holiday home is not a hotel: bed linen and towels are not included in the basic price per night.

It is compulsory to use fitted sheets, pillowcases and duvet covers.

In accordance with the new Belgian legislation in force since July 1, 2022, bed sheets and towels are no longer offered.

Cleaning and household waste

A furnished holiday home is not a hotel. At the end of the stay, the premises must be returned in the same condition (cleanliness and tidiness) as on arrival. Both accommodations are equipped with a complete kit (cleaning products and equipment: broom, vacuum cleaner, mop,...) to enable you to ensure any necessary cleaning during your stay until your departure.

The complete final cleaning is provided by us and is included in the price of the night.

Concerning household waste, bins (inside and outside the accommodation) as well as bags will be made available for you to sort your waste (with an informative notice to guide you through the sorting process).

In both apartments, you will find waste bins in the bathroom (as well as in the separate toilet of the architect's house). It is forbidden to throw anything other than toilet paper into toilet bowls.

Water, electric heating, electricity and Wi-Fi: charges included

The price per night includes water, electricity and heating, as well as internet access. Given the substantial increase in the energy and heating bill in 2022, we have been forced to increase our rates accordingly. 

The chalet is equipped with fixed electric radiators in each room, which can be regulated separately. When you arrive, you will be told how best to adjust the heating. We have chosen to close the chalet during the coldest months in order to control the energy bill.

The architect's house is equipped with central heating with pellets and electric solar panels, as well as a wood-burning stove that can be used during the autumn and winter seasons.

Each accommodation is equipped with a television (with cable distribution), Wifi whose code will be given to you on your arrival and a Bluetooth speakerphone that can be connected to one of your devices (smartphone, tablet).

We thank you for taking care to use water, electricity, heating and Internet-Wifi connection as a good family man.

Parking of cars

Vehicles can be parked, easily, in the main driveway of the chalet or architect house property.

Joint rental of the two dwellings

Depending on the availability of the calendars, the chalet and the architect's house can be rented jointly, knowing that the large garden communicates between the two dwellings allowing easy access to either dwelling. The architect's house has a larger living room to accommodate the whole group (maximum capacity: 8 people), extra chairs and sufficient crockery are provided in the architect's house. We thank you to leave the respective furniture of each accommodation in its state.

Respect of the premises

The tenants agree to respect the peace and quiet (no noise after 10pm in winter and 11pm in summer), the neighbourhood and these internal rules which are an integral part of the rental contract for the furnished holiday accommodation of the "Clos des Chevreuils" (The chalet or the architect's house).

Owners

The owners reserve the right to access, between 9.00 am and 5.00 pm, to the property of the two dwellings for the collection of the outside garbage and the possible maintenance of the garden.
